Native waits for your topographical survey, then designs your floor plan, interiors, and landscape as one connected package — interiors start early to protect the timeline, and landscape follows once the shape of the house is set.

Permit-ready plans
Patrizio reviews every version personally, and some homes run up to ten rounds before he signs off; once approved, Joel submits the permit package and the four utility applications that clear the project for build.

Locked budget
Kirk bids the approved plan to our trade partners and checks every number against an independent takeoff before it's accepted — the budget locks before a single purchase order goes out.

Build
One project manager runs your site through framing and trim-out while Joel pulls inspections and Matthew signs off on each milestone as it lands — no phase starts before the last one is actually finished.

Walkthrough
With final inspections passed and your certificate of occupancy in hand, we walk the finished home against the plan and the selections sheet together, line by line.

How long does a custom build take with May?
There's no single number, because each phase is gated by a real approval rather than a calendar date — design alone can run several review rounds before Patrizio signs off, and permit review can take anywhere from a few days to a few months depending on the municipality. What we can promise is a defined sequence — discovery, design, permitting, budget, build, walkthrough — with no phase started before the one before it is actually finished.
What does design with Native include?
Native, our in-house design arm, builds your floor plan, interior selections, and landscape design as one connected package once your topographical survey is in hand. Interior design starts early to keep the overall timeline tight, and landscape follows once the shape of the house is set — everything ships together as a permit-ready plan set.
How does May keep budgets from overrunning?
Nothing gets bid until your selections are locked, and every incoming bid is checked against an independent internal takeoff before it's accepted into the budget. If a design change happens after that budget is set, the affected trades are re-bid and the budget is updated openly — not absorbed quietly into a change order later.
What happens after move-in?
Once final inspections and your certificate of occupancy are in hand, we walk the finished home against the plan and the selections sheet together. Finance then closes out invoicing and collections on our side, and the project record only closes once every term is satisfied for both of us.
